Pros:
Langley Grove Estates is a 225 unit Manufactured Home Park that is spread over 45 acres in a well treed park like setting.
Langley Grove Estates has many amenities to offer, like an exercise room & spa, 9 hole pitch & putt golf course, and a clubhouse The clubhouse has a small library, pool table, shuffle board table and has organized activities almost every night.
Langley Grove Estates is located just minutes from downtown Langley for your business, heath and entertainment choices.
Some recent improvements have been made to the park infrastructure and the physical property is generaly well maintained.

Cons:
Although Langley Grove Estates is often advertised as an "Adult Lifestyle Community", it's unclear what that really means as there are now residents of all ages living in this community.
In British Columbia, most Manufactured Home communities are required to be either "all ages" or 55+.

For many years the park was largely restricted to ages 50+, or disabled adults, with more of a quiet retirement lifesylye emphasis.
In the last few years this has shifted to more of a working "bedroom community" lifestyle with a significant rise in vehicle traffic as a result. This is particularly noticable near the parks crossroads and entrances where the noise from resident's motorcyles and other vehicles accelerating through these areas can be quite intrusive at times.

Speeding has also become an increasing nuisance to residents and has been reported and discussed at great length with Management, and with various levels of Police and Government agencies. Unfortunately, legislation covering manufactured home parks is quite vague and none of these officials have been willing or able to provide any solution to date.

Despite ongoing complaints from residents, Management advises that "We are confident that an appropriate number of signs are posted in the community and that tenants and their guests adhere to those posted limits". Management have also made assurances that "We will remain dilligent in the monitoring and enforcement of all of the Community Rules".
There's been no indication of how such monitoring will be carried out by part time (3 days per week) management though.
Will additional staff and resources be assigned to deal with this?        As the park manager likes to say so often, "We will see...."
